Coastal Carolinas Association of REALTORS held its 1st 2011 quarterly REALTORS Broker meeting in January. A local real estate data analysis company called SiteTech was present to review some of the Myrtle Beach Real Estate market conditions. The data reviewed was collected and compared to last year’s Real Estate sales.

Some of the positive Myrtle Beach Real Estate data that I would like to share with our Real estate buyers is a positive trend for single family homes in the Carolina Forestand Forestbrook areas. Horry County has about a 17 month supply of single family homes on the market. Carolina Forest and Forestbrook have a 12 month supply of single family homes.

Some other positive Myrtle Beach Real Estatedata was that delinquency filings at the Horry County Courthouse have been down for the past 3 months. The prediction is that the banks and lenders still have a little less than 1 years worth of bank owned properties in their systems to sell. The fewer distressed properties on the market the more Real Estate prices will rise.

Clearly Myrtle Beach Real Estate is still a buyer’s market but more signs of a local recovery are around the corner. Some Myrtle Beach neighborhoods are recovering quicker than others and some property types are recovering quicker than others.
